Dear Mr Malone,
I would like to compliment you on the progression of a local area plan for Thomastown.
I would like to make the following submission;
It relates to a field in my ownership which is known locally as the Grove and is marked A and B in the attached map. Portion A being the part above the flood plain. Portion B being part of the flood plain.
I note the intention is to designate it green/open space.
I note that a portion of this field is under flood plain as it stands (marked B on the map).
I note that there is a proposed new residential development and mixed-use zone bordering this field.
I note also there is a proposed new transport route also bordering this field.
I note that some proposed future development of Thomastown is between the town present, and the railway station, the route within which my field occupies.
I am the owner of further property within the town boundary and at present within flood plain and I understand that development cannot occur on flood plain property.
I would propose that
Grove Portion marked A be subject of Land Use Zoning Objectives and Zoned NEW RESINDENTIAL or MIXED USE.
Grove Portion marked B be subject of Land Use Zoning Objectives and Zoned AGRICULTURE
For reasons given hereunder
1. It is within town area, and in particular, on the proposed town expansion route.
2. It is bordering on new proposed transport route.
3. It is bordering on new residential zone.
4. It is an elevated site with no flooding issues.
5. In previous L.A.P this field was zoned as potential development land.
6. I see no reason to have this field zoned as open space.
7. It is presently used in Agriculture
If it is felt that this zoning is inappropriate at this time, I object to this field being zoned as green/open space, for reasons as stated.
As this field is presently used for agricultural purposes, I propose the full field, Portions A and B, be subject of Land Use Zoning Objectives and ZONED AGRICULTURE.
